Bathroom Remodel Cost Estimator

A realistic budget for YOUR bathroom — installed cost range by size, tier & scope

Your bathroom

Don't know your square footage? Pick a preset to auto-fill a typical size. Floor area is the biggest cost driver. Most home bathrooms are 40–150 sq ft.

Finish & scope

Finish tier is the single largest swing factor after size. A cosmetic refresh (no demo to studs) runs roughly 40–55% of a full gut.

Add-ons

Adds a $2,000–$12,000 line item (mid-range typical ~$5,000).

Adds permits ($200–$2,000) + a 10–15% contingency for hidden damage. Recommended ON for a gut.

Guide: how to use this bathroom remodel cost estimator

What it does

This estimator gives you a realistic installed-cost range for a bathroom renovation before you call contractors — so you can budget honestly and tell whether a bid is fair. It builds the number from your bathroom's floor area and finish tier (the two dominant cost drivers), applies a scope factor (cosmetic refresh vs full gut), then layers in plumbing relocation, a tub-to-shower conversion, a regional cost-of-living multiplier, permits, and a contingency. The output is always a low–high range — never a single firm number — because real bids vary with hidden conditions. Everything is calculated privately in your browser, free.

How to use it

  1. Pick a bathroom preset or enter your actual square footage.
  2. Choose your finish tier — budget, mid-range, high-end, or luxury (the biggest swing after size).
  3. Set the scope: a cosmetic refresh costs far less than a full gut to the studs.
  4. If you're moving fixtures, switch on layout change and enter how many (toilet, tub/shower, vanity).
  5. Add a tub-to-shower conversion if relevant, set your region, and keep permits & contingency ON for an honest budget. Read the range and the per-square-foot figure.

Worked example

A 40 sq ft full hall bath, mid-range finish, full gut, no layout change, no tub conversion, national region, with permits & contingency ON:

  1. Core = 40 sq ft × ($180–$280) × scope 1.00 = $7,200–$11,200.
  2. No plumbing relocation, no tub conversion → add-ons = $0.
  3. Subtotal = $7,200–$11,200. Region ×1.00 → unchanged.
  4. Permits = $200–$2,000 (flat). Contingency = 10% of low … 15% of high = $720–$1,680.
  5. Total = $7,200+$200+$720 to $11,200+$2,000+$1,680 = $8,120–$14,880, rounded to $8,100–$14,900.

So you'd budget roughly $8,100–$14,900 (about $203–$373/sq ft installed), with most homeowners landing near the ~$11,500 midpoint — then get 2–3 written, itemized bids to confirm.

The formula

area = entered sq ft (or preset default) clamp 15..400
base band   = $/sq ft by tier   (budget 100-150 ... luxury 500-800)
scope       = refresh 0.45 | gut 1.00
core = area × base band × scope
relocation  = fixtures(0..4) × $500..$1,500   (if layout change)
tub_convert = $2,000..$12,000   (if checked)
subtotal    = core + relocation + tub_convert
regional    = subtotal × region factor (0.85 / 1.00 / 1.25 / 1.45)
permit = $200..$2,000 (flat, not regionalized) (if on)
contingency = 10% of low ... 15% of high of regional (if on)
total       = regional + permit + contingency
            low rounded DOWN to $100, high rounded UP to $100

Base $/sq ft (installed, 2026 national avg): Budget 100–150, Mid-range 180–280, High-end 300–450, Luxury 500–800. The permit is a flat local fee, so the regional multiplier is NOT applied to it. The labor/materials split is illustrative (40–60% labor depending on tier).

Frequently asked questions

How much does a bathroom remodel cost?

Most full remodels run ~$180–$280/sq ft installed at mid-range, so a 40 sq ft hall bath gut lands around $9,000–$15,000 with permits and contingency. Budget jobs start near $100/sq ft; luxury primary baths can top $500/sq ft. This is a planning estimate, not a quote.

Why a range instead of one firm number?

Real cost depends on hidden conditions only a contractor can assess on-site — water damage, mold, old wiring or plumbing. Material grade alone swings cost from ~$100 to $500+/sq ft. Budget toward the midpoint-to-high end and get 2–3 itemized bids.

What's the difference between a refresh and a full gut?

A refresh keeps walls and plumbing in place (paint, vanity swap, new fixtures, no demo to studs); a gut strips to the framing and adds demo, waterproofing, and rough-in. A refresh runs ~40–55% of a gut — this tool uses a 0.45 scope factor.

How much does moving plumbing add?

Roughly $500–$1,500 per fixture relocated, plus possible electrical. Moving a toilet or shower a few feet can add thousands from drain slope and vent rerouting. Keeping fixtures in place is the cheapest path.

How do I know if a contractor's bid is fair?

A bid inside this range is reasonable for your size and scope. Far below the low end may signal cut corners or excluded items; far above may include premium materials or structural work. Compare itemized bids line-by-line, not bottom lines.

Is it really free?

Yes. 100% free, everything runs in your browser; nothing is stored or sold.
