What it does

This estimator turns your home price, down payment, state, rate, and loan type into the total cash you need at the closing table. It separates your down payment (equity) from your closing costs (fees + prepaids), then breaks the costs into four buckets: lender/origination fees, title & settlement, government transfer taxes & recording, and prepaids & escrow reserves. It adapts transfer tax and who pays the owner's title policy to your chosen state.

How to use it

Frequently asked questions

How much are closing costs for a home buyer?

Typically 2%–5% of the purchase price (some sources cite 1.6%–6% depending on what's counted) — about $8,000–$20,000 on a $400k home, on top of your down payment. We show the line items plus a -10%/+15% range to reflect real fee variation.

Are closing costs separate from the down payment?

Yes — two separate cash outlays. Cash to close = down payment + closing costs − seller credits. The tool shows both and sums them.

Why does my state matter?

Transfer taxes and title customs vary a lot. Some states charge the buyer no transfer tax; others (DE, NY, PA, DC) are high. Who pays the owner's title policy also varies. Pick your state for accuracy.

What is prepaid interest?

Per-diem interest from your closing date through month-end: loan × rate ÷ 365 × days left in the month. Closing late in the month minimizes it.

Does FHA/VA/USDA add to cash at closing?

They add an upfront fee (FHA 1.75%, VA ~1.25–3.3%, USDA 1%), but it's usually financed into the loan, not paid in cash. We show it separately and exclude it from cash to close unless you toggle it on.

Is this my Loan Estimate or Closing Disclosure?
