Tonnage from square footage is a rule of thumb only. The classic 400–600 sq-ft-per-ton rule dates from the 1970s and frequently oversizes modern, well-insulated homes — real load calculations often land at 1,000–1,500+ sq ft per ton. Only an ACCA Manual J load calculation (factoring insulation, windows, orientation, air sealing, ceiling height, and climate) gives a correct size. An oversized unit short-cycles, controls humidity poorly, and costs more. Insist on a Manual J before signing — refuse rule-of-thumb sizing as the final spec.
