How to use it

How do you calculate net proceeds from a home sale?

Net proceeds = sale price − total mortgage payoff (1st + 2nd/HELOC) − total selling costs (commission, transfer tax, title/escrow, prorated property tax, buyer concessions, and other). This tool subtracts each line in order and shows what you walk away with.

What percentage do you lose when selling a house?

Selling costs usually run about 6–10% of the sale price, the biggest piece being the ~5.7% (negotiable) agent commission. That's separate from your mortgage payoff, which is money you already borrowed, not a cost.

Is the mortgage payoff the same as my balance?

No. The payoff is what closes the loan in full on a date — principal plus per-diem interest, servicer/recording fees, and any prepayment penalty. It's typically higher than your statement balance. Get an official payoff statement.

How is property tax prorated at closing?

The seller owes tax only for the days they owned the home in the period: per-diem (annual tax ÷ day-count) × days owed. Use the controls to pick your day-count (365 or 30/360) and direction — paid in arrears (a deduction) or paid in advance (a credit back). Conventions vary by state, so reconcile against your CD.

What if my net proceeds are negative?

It means payoff plus costs exceed your sale price, so you'd need to bring cash to closing. The tool shows this as a clear "cash to close" shortfall instead of a positive take-home.

Does this include capital gains tax?

No. Capital gains, HOA fees, escrow shortfalls, and moving costs are out of scope. The IRS §121 exclusion often eliminates gains tax on a primary residence — confirm with a tax pro.
