Airbnb Cleaning Checklist — guide & how to use

What it does

This free Airbnb / short-term-rental cleaning checklist does two jobs at once. It estimates the turnover cleaning time for your specific unit — driven by bedrooms, bathrooms, guests, kitchen, outdoor spaces, laundry and soil condition — and checks whether that clean (plus a safety buffer) actually fits the same-day window between your guest's checkout and the next check-in. It then generates a room-by-room 5-star checklist that forces the exact high-touch and restock items a generic house-cleaning list leaves off — the misses that quietly cost you a 4-star review.

How to use it

  1. Enter your bedrooms, bathrooms, max guests and the number of cleaners working the turn.
  2. Pick your kitchen type, outdoor spaces, soil condition, and flip laundry on-site if you wash linens between guests.
  3. Set your checkout and next check-in times — the badge turns green if it fits, red if the turn is too tight.
  4. Work the generated room-by-room checklist, ticking each high-touch and restock item. Use Copy result or the share link to take it to your phone, or print a clean copy for the cleaner.

Worked example

A 2-bedroom, 2-bathroom condo that sleeps 4, full kitchen, a patio, off-site laundry (par-stock swap), normal soil, with one cleaner. The math: base 25 + bedrooms 50 + bathrooms 70 + full kitchen 45 + guest restock 20 + patio 15 + laundry swap 10 = 235 minutes, × 1.00 condition → rounded up to 235 minutes (about 3 h 55 m). With one cleaner the wall-clock equals the task time, the safety buffer is ROUNDUP(15% × 235) = 40 minutes, so required time is 275 minutes. An 11:00 checkout to a 16:00 check-in gives a 300-minute window, so the badge reads "Fits your same-day window with 25 min to spare." Add a second cleaner and wall-clock drops to ROUNDUP(235 ÷ 2 × 1.15) = 140 min, buffer 25 min, required 165 — a comfortable fit with two on the turn.

How the time estimate is built

All times are in minutes and durations round up to the nearest 5. base 25 (strip/clear + final walkthrough/stage) applies to every unit. bedrooms × 25, bathrooms × 35 (half-baths = 0.5), kitchen 0 / 20 / 45, guests × 5 for restock, outdoor 0 / 15 / 40 / 55, and laundry 60 on-site or 10 for a swap. The subtotal is multiplied by the condition factor (0.85 / 1.00 / 1.35). Wall-clock = total ÷ cleaners, ×1.15 when more than one cleaner; the safety buffer is 15% of wall-clock (minimum 15 min). Required time = wall-clock + buffer, compared against your checkout-to-check-in window.

Will the clean fit my same-day checkout-to-check-in window?

The total task time is divided across your cleaners (with +15% coordination overhead for more than one), a 15% safety buffer (minimum 15 min) is added, and that required time is compared to the minutes between checkout and the next check-in. Green badge with minutes to spare if it fits; red with the shortfall if it doesn't.

What high-touch items do generic cleaning lists miss?

Remotes, light switches, doorknobs, faucet/towel-rack/appliance handles, and restocking consumables to a par level per guest (paper towels, dish soap, sponges, coffee/tea, toilet paper, toiletries, trash-bag liners), plus staging welcome items and resetting the thermostat. The checklist forces each as an explicit item.

Does the tool tell me what to charge for the clean?

No. It estimates time and builds a checklist; it deliberately does not output a fee. Pricing depends on local labor rates (~$20–$40/hr) and supplies, so a dollar figure here would risk mispricing. Use the time estimate with your own rate.

Why is laundry treated as active time?

The 60-minute on-site laundry block is counted as active for a conservative (longer) estimate. In reality wash/dry often runs in parallel while the cleaner works other rooms, so real wall-clock time can be shorter. Off-site with a par-stock swap drops the block to 10 minutes.

Is my data private and does it save?

Per-room coefficients (25/bed, ~35/bath, 45 full kitchen) are calibrated to published industry ranges (1BR ~60–90 min; 2BR ~90–120 min; 3BR+ ~3–5 h) but are mid-market averages; high-end or heavily furnished units run longer. Laundry is modeled as active time for a conservative estimate — if your wash/dry runs in parallel, real wall-clock time can be shorter. The multi-cleaner divisor with +15% overhead is an approximation; very small units don't parallelize well.
