What it does

This free rent receipt generator builds a clean, dated receipt in your browser — proof of rent paid for tax, HRA claims, employer verification, or a tenancy record. It writes the amount in words (Indian Lakh/Crore system for ₹, international thousand/million otherwise), flags when a Re 1 revenue stamp or a landlord PAN is required, can generate a whole year of monthly receipts at once, and includes an optional HRA exemption calculator. A live preview updates as you type; print it or save it as a PDF.

India: revenue stamp, landlord PAN & HRA rules

When the currency is INR the tool surfaces the India-specific rules. For US/UK/EU currencies these are hidden so you only see what's relevant.

Revenue stamp: a Re 1 stamp is required only on a cash receipt where the amount exceeds ₹5,000 (Indian Stamp Act, 1899, Schedule I). Cheque/NEFT/UPI/card never need a stamp. Exactly ₹5,000 → no stamp. The landlord signs across the stamp.
Landlord PAN: mandatory for the HRA claim when annual rent exceeds ₹1,00,000. Exactly ₹1,00,000 does not trigger it (strict greater-than). No PAN? A signed self-declaration is accepted.
HRA exemption (Sec 10(13A) / Rule 2A): the lowest of — actual HRA received; 50% (metro) or 40% (non-metro) of Basic+DA; and rent paid minus 10% of Basic+DA. Metro = Delhi, Mumbai, Kolkata, Chennai. Available under the old tax regime only.

This tool generates a document and an estimate; it is not tax, legal, or accounting advice. For HRA claims the figures must be verified by you, your employer, or a CA against your salary slips and Form 16.

"Salary" for HRA means Basic + Dearness Allowance (only the DA forming part of retirement benefits) + commission if a fixed % of turnover — not gross/CTC. Using gross salary overstates the exemption. HRA is not allowed under the new tax regime (default from FY 2023-24). All amounts are rounded to the nearest ₹1; each leg is rounded before the minimum is taken so the displayed legs reconcile with the result. There is ongoing post-Budget-2025 discussion about expanding the 50% metro list — the tool uses the conservative four-metro rule; confirm for your assessment year. Do I need a revenue stamp on a rent receipt?

In India a Re 1 revenue stamp is required only on a CASH rent receipt where the amount exceeds ₹5,000. Cheque, NEFT, UPI and card payments never need a stamp. The tool flags this automatically and prints a stamp box when needed.

When is the landlord PAN required for HRA?

The landlord PAN is mandatory for an HRA claim when annual rent exceeds ₹1,00,000. If the landlord has no PAN, a signed self-declaration is accepted. The tool prompts for the PAN once the annual rent crosses the threshold.

How is HRA exemption calculated?

HRA exemption is the lowest of three amounts: actual HRA received; 50% (metro) or 40% (non-metro) of Basic+DA; and rent paid minus 10% of Basic+DA. It is available under the old tax regime only.
