The tool sets: change/rekey the locks by March 11 (move-in + 1 day, HIGH priority); file USPS forwarding around Feb 24 (move-in − 14 days); call utilities to start on possession day by ~Feb 24; save the closing packet by March 17 (closing + 7, HIGH); change your driver-license address by April 9 (Texas = 30 days after move-in); set up mortgage autopay by Apr 24 ahead of a first payment due May 1 (first of the second month after closing); and the homestead exemption by April 30 — but because Texas requires Jan 1 ownership, a March close usually files for the following tax year, which the tool flags. Every deadline is calculated from the dates you enter. Most tasks are a fixed number of days after your closing or move-in (possession) date; a few are state-specific fixed dates: the DMV address-change window (10–60 days) and the annual homestead/homeowner property-tax exemption (e.g. FL Mar 1, TX Apr 30).
They're often the same, but a rent-back or renovation gap can separate them. Possession tasks (locks, utilities, the DMV clock) key off move-in; document and mortgage tasks key off closing. Leave move-in blank and the tool uses your closing date for both.
It varies by state: CA/NY 10 days, TX/FL/VA 30 days, NC/DC 60 days. When your state isn't in the table the tool uses a 30-day default and flags it. Vehicle registration usually shares the window. Always confirm on your state DMV site.
Most states require you to own and occupy as of January 1 of the tax year. Close after Jan 1 and you usually don't qualify until the following tax year, so the tool sets the deadline to the next annual filing date and shows the caveat. Confirm with your county assessor.
